Shamis is named exclusive selling broker for condominiums
Carolyn
Shamis has been appointed the exclusive selling broker
for 8181 Douglas, a 10-story condominium high-rise in
Preston Center.
"We
reviewed all the success stories available about experienced
residential real estate agents who have unique expertise
in luxury high-rises," say Doug Deason, president
of ACS Properties Inc. "Once we studied Carolyn's
20-year-plus career in this field, it be-came apparent
that only she fulfilled: the demands of our marketing
plan."
Mr.
Deason says he knew he made the right choice when she
sold 2 ½ floors before the building even opened.
Ms.
Shamis has lived in Dallas 25: years. She opened her own
real estate firm, CARSHA INC., a combination of the first
three letters of her first and last names.
"Since
establishing CARSHA INC., Carolyn has experienced great
success selling luxury homes and high-rise luxury condominiums,"
says Mr. Deason. "Carolyn has sold millions of dollars
worth of properties in each of the quality condominium
properties throughout the city. "
Mr.
Deason wanted her experience for his 8181 Douglas project.
"I eagerly drew her into the planning and execution
of the marketing for this Preston Center high-rise. We
have completed the brochure, have begun laying plans for
networking within the real estate community, and have
narrowed the qualified market for custom-designed homes
at 8181 Douglas," he says.
"A
stumbling block to selling new homes in high-rises is
the lack of flexibility in designing the floor plan,"
says Ms. Shamis. She notes that one of the problems is
that the placement of plumbing throughout the building
confines the locations of kitchens, wet bars, baths and
powder rooms.
"We
definitely are not doing it that way at 8181 Douglas,"
she says. "We put in the plumbing and the electrical
only when the homes are sold and where the owners want
them. If someone needs a fireplace or a 700-square-foot
closet in the master suite, then it goes in. We learn
what pleases our clients then custom-design to their special
likes."
The
developers have provided everything our clients want in
a building, including generous parking in covered, secured
spaces, valet parking for both homeowners and guests,
storage areas in the garage (some as large as500 square
feet), covered parking for guests, a completely furnished
guest suite, and a fully equipped health club with men's
and women's locker rooms.
